How to Protect Yourself When Choosing a Roofing Contractor in NJ

Getting a new roof is expensive. Finding a contractor you trust is scary. Contractors as an occupation have a reputation for disappearing from jobs, not answering phones, and cutting corners.

Make a Thorough Contract

As a contractor, a roofer will not do work until a contract is provided. That puts the power in your hands, as without you and your contract, they will be out of a job and money.

So this is the best place to lay the ground rules to protect yourself.

Be meticulous about the details and every step of the project you can. Spell out exactly what you expect from them, by what time, and what to do if there’s an issue.

Some great items to at least consider including in a contract are:

  • Start Date and Projected Completion Date
  • Punishments for not completing by Projected Completion Date (not including things completely out of their control like weather)
  • Proof of liability insurance
  • Specific material to use
  • Workman’s compensation
  • Detailed estimate and payment timetables
  • Warranty for any defects or errors

Pay When The Work is Done

To be more plain – do not pay in advance. Reputable roofing contractors will not ask to pay in full up front. This is also why you make a payment timetable with a detailed estimate of total payments and each individual payment amount.

While a deposit for mobilization is typical for all construction projects, it shouldn’t be more than a third of the total cost of the project.

If you have a small roofing job that would be quick, maybe you give the deposit then give the rest at the end of the job.

If it’s larger, split it into chunks: initial deposit, then the next third when the project is halfway, then the rest upon completion.

Also remember to make all payments by credit card or check for records and protection for yourself.
