Deciding Between a Roof Repair or Roof Replacement

Are you stuck between figuring out if roof repair or roof replacement will be better for your shield against the elements? Roofs are built to stand the test of time, lasting anywhere between 20 to 30 years or more, depending on the material. But over time the roof may become damaged or deteriorate, which may prompt the need for repair or replacement. So, when and how do you choose between roof repair or roof replacement?

Extent of Damages

First, consider the extent of the damage. If the damage is minor, such as a few missing shingles or a small leak, a roof repair can be sufficient. However, if the damage is extensive, such as a significant portion of the roof is damaged, there’s a massive leak, or the roof is aging, a roof replacement may be the better option. In most cases however, a roof repair will be the best option.

Cost of Service

The cost of replacement versus repair is a big factor to consider when deciding. A roof repair is generally less expensive than a roof replacement, as it targets a much smaller area. Meanwhile, a roof replacement is a much larger investment but provides a more long-term solution. If you are spending money on a repair to fix something for now that’s only going to break again in half a year, then you probably need a roof replacement instead. It will be more expensive than a repair, but it is a long-term investment.


Finally, consider your roof’s age and your age. If the roof is relatively new, only a few years old, then a repair will be sufficient in most cases. However, if it’s father into its lifespan, like around 20 years old, then consider a roof replacement.

But also there’s you. Do you plan on staying in the home for years? If so, you may be better off replacing the roof now to get the maximum bang for your buck. But if you are planning on selling the home soon, a repair may work out better for you.
